SVC 08 to 10 / Roof repairs, cleaning & painting

Most people never see their own roof. We photograph the problem before we quote and the repair after we've done it, so you know what you paid for.

The jobs that keep water out.

  • Slipped, cracked and missing tiles or slates, matched and replaced rather than siliconed over
  • Lead flashing and mortar fillets round chimneys, abutments and valleys
  • Ridge and verge work: re-bedding and repointing where the mortar has gone
  • Felt and membrane repairs, from inside the loft where we can
  • Gutters, downpipes and fascias cleared, realigned or replaced
  • A yearly once-over that catches small faults before they become ceiling stains

If a repair isn't worth doing, or the honest answer is a bigger conversation about the roof, we'll say so before you spend anything.

We look before we quote.

Roofing has a reputation for work you can't see, priced from the pavement. We do it the same way as every other Apex job.

  1. Look properly

    From the roof and from inside the loft. Leaks rarely show up where the water gets in.

  2. Show you the problem

    Photos of the actual fault come with the quote. You see what we saw before you spend anything.

  3. Fix the cause

    Like for like materials, the right fixings, no "mastic and hope". A small repair done right beats a big one done twice.

  4. Show you the fix

    After photos from the same angles, so you can compare them honestly. The pair is yours to keep.

SVC 09 / Roof cleaning

Moss off, tiles on.

Moss holds water against the tiles, blocks the gutters and lifts the edges of slates. The wrong way to get rid of it is a pressure lance from the ground, which strips the surface off concrete tiles and drives water under them.

  • Moss and lichen scraped and brushed off by hand, from the roof
  • Biocide applied afterwards so it's slow to grow back
  • Gutters cleared of everything that came off the roof
  • Any cracked or slipped tiles we find get flagged and photographed for a separate repair quote

SVC 10 / Roof painting

Only where it helps.

A roof coating brings back the colour of faded concrete tiles and seals a porous surface. It won't fix a leaking roof and it shouldn't go on slate or clay. We'll tell you when we look whether your roof is a candidate.

  • Roof cleaned and treated first, then left to dry
  • Broken tiles, ridge mortar and flashings repaired before any coating goes on
  • Two coats in the colour you choose, applied from the roof
  • Gutters, walls and windows protected throughout

Questions we get asked.

I have a damp patch on a bedroom ceiling. Is that urgent?

Worth a prompt look, not a panic. A stain means water has already found a way in. It's usually cheap to fix if caught early and gets dearer the longer the timber and plaster stay wet. Ask for a quote and we'll come and trace it.

Can you match my existing tiles?

Usually, from new stock or reclaimed tiles for older roofs. Where there's no exact match we'll show you the closest options before any work starts.

Do you do flat roofs?

We work on pitched roofs and the loft underneath. Tell us what you've got when you ask for a quote. If it isn't work we should be doing, we'll say so rather than have a go.

What does the yearly maintenance visit involve?

Gutters cleared, tiles and flashings checked, the loft checked for daylight and damp, and a short photographed condition note. The point is that you never need the expensive kind of visit.
